How do you look at the evolving trends in the luxury housing segment?
The luxury housing landscape has evolved from sheer scale and lavish amenities, towards a more sophisticated focus on exclusivity, sustainability, and intelligent, engineering-led design. Modern buyers are increasingly prioritising quality, craftsmanship and convenience over sheer quantity, homes that offer abundant natural light, cross ventilation, privacy, smart-home features, energy efficiency, and the use of sustainable materials. Personalisation is also becoming central to luxury living, with HNIs increasingly expecting private, direct-to-floor access, bespoke design choices, and elevated levels of privacy and convenience. According to a recent report by Meraqi advisors, there is a rising demand for comfort, convenience, and sophistication, highly customised spaces such as home gyms and spa-style bathrooms, and integrated smart-home functionality including AI-driven security and voice-controlled lighting and HVAC systems. Expectations have expanded to include low-carbon construction, EV-ready infrastructure, and wellness-centric planning. Gated, professionally managed communities are now the preferred choice, driving developers to create residences that seamlessly blend global design standards, long-term environmental responsibility, and an elevated quality of life.
What are the key factors pushing the demand for luxury residential projects?
Post-pandemic lifestyle shifts, rising affluence among HNIs and UHNIs, and a growing preference for spacious layouts, efficient design, and reliability are fueling demand in the luxury housing segment. Today’s buyers are gravitating toward branded developments that demonstrate strong engineering excellence and sustainability standards. With greater global exposure, expectations around technology integration and environmental performance have also risen. At the same time, buyers still see luxury real estate as a reliable long-term investment, further reinforcing demand in this segment.
Which are your latest projects in the luxury segment?
K Raheja Corp continues to strengthen its luxury presence across prominent markets. In Mumbai, signature projects such as Raheja Modern Vivarea and Maestro, Juhu, stand out in some of the city’s most sought-after locations. The newly launched Raheja Jade City in Juinagar marks a key milestone in Navi Mumbai’s development landscape. In addition, we are gearing up to launch several luxury and premium residential projects across Mumbai, especially in South Mumbai, further strengthening our presence.
Beyond Mumbai, we continue to strengthen our footprint across key growth regions. In Bengaluru, Raheja Vivarea, Koramangala features spacious ultra-luxury residences tailored for a discerning clientele, while in Pune, Raheja Galaxy introduces premium 2 and 3-BHK homes within a well-established neighbourhood. Furthermore, we have acquired a prime site in Mahalunge, one of Pune’s fastest-developing growth corridors, where our next ultra-luxury residential project will take shape.
How are you focusing on quality construction and time-bound execution? What technologies and innovations are being used?
Our development approach is rooted in engineering excellence and guided by digitization and sustainable construction practices, including efficient design, modular formwork, and new-age equipment. We prioritise green power usage during construction, employ low-carbon materials like fly-ash and GGBS-based concrete, and source regionally to minimise emissions. Prefabricated components enhance precision, accelerate timelines, and reduce material waste. For better energy efficiency and comfort, our façade systems feature double-glazed and laminated glass that improve thermal and acoustic performance. Additionally, smart technologies such as astronomical timers, high-efficiency HVAC systems, and advanced water management solutions are integrated to ensure lasting sustainability and operational efficiency.
What are the major challenges in designing and developing a luxury project, and how are you addressing them?
Designing and developing a luxury project requires a careful balance of precision, evolving buyer expectations, sustainability priorities, and micro-market constraints. Today’s luxury homebuyers expect low-density living, seamless smart-home integration, modern and private amenities, optimised layouts, and elevated privacy. In dense urban centres like Mumbai and Bengaluru, challenges such as limited land availability, skyline integration, and stringent planning norms further shape the development process.
We address these through advanced engineering design, intelligent spatial planning, sustainable material choices, and smart building technologies. This is strengthened by a thoughtful design philosophy and rigorous quality control at every stage, ensuring that every home meets the highest standards of luxury and performance.
How do you look at the future of luxury real estate in India?
The luxury real estate sector is set for steady growth, propelled by a rising affluent population, increasing NRI interest, a growing inclination toward premium lifestyle and a clear preference for trusted developers with a long-standing track record and consistent, on-time delivery. The next wave of luxury developments will be defined by wellness-centric design, sustainability and automation, as buyers seek enhanced energy efficiency, advanced technology integration, and climate-resilient architecture. With ongoing infrastructure upgrades, key micro-markets across Mumbai, Pune, Bengaluru, and Hyderabad are expected to gain further momentum. Developers who consistently deliver on timely execution, superior quality, engineering excellence, and sustainable innovation will continue to lead in this evolving market.
