EMPOWER | ENRICH K Raheja Corp believes Corporate Social Responsibility (CSR) is a very important undertaking and plays a significant role in its business practices. The Group integrates social, environmental and ethical principles into its core offerings, ensuring long-term value for stake-holders. With diversified business offerings, the Company positively impacts lives of a large number of Indians on a daily basis, and its CSR extends further, keeping disadvantaged communities in focus. The CSR programs endeavor to be relevant to the communities it operates in and is implemented in partnership with relevant NGO’s, Governments and other stakeholders. Through its initiatives, K Raheja Corp endeavors to make a difference across multiple society-impacting areas. Worker Welfare, Education, Skill Development, Healthcare and Training are broadly the key focus areas that we work in, though not restricted to.

A safe shelter is a basic necessity and each of us deserve to have one.

We, at K Raheja Corp, stepped up to assist people who had lost their homes and livelihoods during the 2021 floods in Raigad, Maharashtra. We created homes, replete with basic amenities for those who lost theirs. This initiative was undertaken, in partnership with NAREDCO and District Collector’s Office - Raigad.

HEALTH CARE

    • S. L. Raheja hospital – A Fortis Associate, a leading hospital chain in India associated with Fortis Healthcare, is world renowned for its quality care in diabetes.

       

      India is often referred to as the diabetes capital of the world, with as many as 69.2 million people suffering from diabetes, according to 2015 data from the World Health Organisation (WHO). With the aim of eradicating diabetes in India, the Diabetic Association of India was founded, which also led to the establishment of S.L. Raheja Hospital, a 200-bed tertiary care facility in Mumbai whose mission is to treat diabetes and its complications.The S. L. Raheja Hospital Centre of Excellence in Diabetes and Oncology also works actively with MDRI, a registered NGO for sourcing of bone marrow donors. These partnership opportunities are jointly owned, operated, managed by K Raheja Corp and third-party entities.This hospital has state-of-art facilities under one roof for treating all complications of diabetes in the hands of senior doctors who are renowned world over at extremely affordable costs.Over the past few years, the hospital has started new specialties in the fields of Nuclear Medicine, Pediatric Cardiac Surgery, Kidney Transplant Programmes, Urology & Nephrology, and Neurology & Neurosurgery. Being associated with Fortis Foundation and Other noble NGOs along with the CM Fund which support Congenital Heart Diseases, we are proud to say that in June 2018 we completed 100 Paediatric Heart Surgeries, which are free of cost for non-affording patients.K Raheja Corp’s CSR journey with the hospital will continue to impact several lives, the main focus being to scale up initiatives in partnership with NGO’s and the communities at large.

  • Mindspace Business Parks REIT has assisted the Telangana Government in improving the medical infrastructure for the State. Using its expertise in ‘construction’, the entity has built an entire floor at the Kondapur District Hospital, Serilingampally.

With this, the hospital, which earlier had Ground +2 floors, spread across 67,071 sq.ft., adds a 3rd floor and 22,357 sq.ft. of additional space with 118 beds, taking the hospitals space to 89,428 sq.ft and 218 beds.

The floor has been meticulously designed to host emergency care, nursing stations, doctors’ room, etc. It is also provided with an acoustically treated roof, firefighting equipment, ramps, solar power, and surveillance system. Construction of the additional facility was carried out in collaboration with the State Government.

Triggered by the shortage of beds and medical infrastructure during the peak of the second wave of the Covid-19 pandemic, the floor was designed and constructed in a record time frame of 60 days. The infrastructure will now provide improved healthcare amenities to patients across medical exigencies. The District Area Hospital currently provides treatment for OP patients, maternity, and other general medical facilities. The hospital run by the Government makes healthcare affordable and accessible to all.

This community service initiative has been executed through K Raheja Corp group’s community impact arm, K Raheja Corp Foundation.

Green or sustainable buildings is a concept known to all developers, builders, property owners, realtors, bankers, and insurers. There is a growing awareness of the increasing demand for self-sustaining, efficient developments that cost less to operate. The interest amongst multinational clients for sustainable buildings for the residential and commercial sectors is also on the rise as it is a viable investment option for businesses.

K Raheja Corp continues to strive for more opportunities in promoting sustainability. Our ‘Green Vision’ is to commit towards making all our commercial and residential LEED & IGBC “Green Certified.”

The following initiatives are taken up to increase awareness and optimal utilization of green developments under the Green Rating programs:

  • Training programs imparted to the green building core team i.e. Architects, Engineers & especially Sales teams to enable them to communicate appropriate and relevant information along with benefits to the property aspirants
  • Detailed guidelines given to tenants mentioning the Green features of the project, along with Do’s and Don’ts
  • On location Green Education by putting up signages explaining the various Green measures
  • Conducting Green tours of visitors coming to the certified buildings

Net Zero Concept Buildings
(Zero Energy and Zero Water Concepts)

Net Zero Concept buildings depend on renewable sources to produce as much energy as they use. Buildings that produce a surplus of energy may be called ‘energy-plus buildings’ and buildings that consume slightly more energy than they produce are called ‘near-zero energy buildings’. The energy is measured over the course of a year. One of its many features is that it does not depend on any external source for energy and water. Extensive use of renewable source of energy like solar panels and wind turbines etc. stand among the technologies used to achieve net-zero status. The long term benefits of energy saving compel companies to consider it as a good investment.

Renewable Energy Through Solar PV Panels

Solar photovoltaic (PV) modules generate electricity from sunlight, which can be fed into the main electrical supply of a building. Reducing the need for fossil fuel generation, the growing grid-connected solar PV sector is helping cut greenhouse gas emissions & is a pure & pollution free form of power generation.

Dry Waste Composting

The composting plant has been employed to reduce waste in an environmentally sound fashion. Dry and wet waste composting is a process of biological decomposition of organic waste by bacteria, fungi and other organisms under controlled aerobic conditions. It is the natural way of recycling waste to turn into valuable organic fertilizer. In addition, the efficient composting program is capable of producing high quality soil amendment and has a large variety of end uses.

Glazing

Glazing is another technique used wherein a Low ‘e’ double glazed glass is used to reduce the heat ingress into the building. These windows help make the indoor area more comfortable, it dramatically reduces energy costs and helps to create a brighter, cleaner and healthier environment.

Replanting

Replanting is the intentional replenishing of trees and greenery that may have been depleted in the course of construction, done to further diminish the environmental impact caused by the process of building the project. Replanting has a significant positive impact on the quality of life of the residents of the project by soaking up the undesirable polluting effects from the air.

Low – Emitting Materials*

Using local and recycled materials having lower embodied energy is very important. The reduction or no use of low-VOC paints, adhesives and sealants is better for the environment, for indoor air quality and are approved for use around people with environmental sensitivities.

Organic Farming

The highly efficient soil amendment that is produced by the Dry Waste Composting plant gives way to developing the Organic Farm that has been set up in the premises. The farm produces a variety of small plants and trees that help set the ambience of the entire project.

LED Lights in Common Areas

Light emitting diodes, commonly called LEDs, are the real unsung heroes in the field of energy efficiency. Lighting is a major contributor to overall building energy consumption. Lower power requirement than ordinary incandescent lamps & CFL’s, high efficiency & long life are the major advantages of using LED lights. They give maximum luminaires i.e. more light at minimal power consumption. K Raheja Corp has installed LED lights in all common areas of Mindspace campus projects like landscape, lift lobbies, street lights, entrance lobbies etc.

Sewage Treatment*

Sewage treatment is the process of removing contaminants from wastewater, primarily from sewage. It includes physical, chemical, and biological processes to remove these contaminants and produce environmentally safe treated wastewater. This treated water can be further reused for flushing, gardening & HVAC. This will reduce demand for municipal potable water. At all individual buildings of the Mindspace campus, Sewage treatment plants with world class technologies like MBBR, SAFF have been installed.

Integrated Building Management System (IBMS)*

IBMS is an automatic centralized control of a building’s heating, ventilation and air conditioning, lighting and other systems through a building management system. The objectives of building automation are improved security, occupant comfort, efficient operation of building systems, and reduction in energy consumption and operating costs and improved life cycle of utilities. At all Mindspace buildings, IBMS of international brands & standards like Siemens, Honeywell, Trane have been installed to run the building more efficiently.

Rainwater Harvesting*

Rainwater harvesting is a technique of collection and storage of rainwater into natural reservoirs or tanks, or the infiltration of surface water into subsurface aquifers by recharging pits. Based on geological strata, at all the buildings of Mindspace, rainwater harvesting in terms of either tank or recharge pits has been implemented. The rainy water is reused for landscaping & flushing.

Cooling Towers and Heat Recovery Wheels - Terrace

Efficient CTI certified Cooling towers which consume less energy, and heat recovery wheels which use waste heat to pre-cool air, reduce load on HAVC system & energy is saved.

Water Efficiency

Efforts to increase water capacity should be balanced with greater conservation and water efficiency efforts. Low flow fixtures, sewage treatment through reuse of recycled water for flushing and landscaping, and appropriate use of drip and high efficient sprinkler irrigation need to be taken care of. Technological innovations in green building concepts not only help in reducing operating cost in terms of lesser energy and water bills for the end users but also build a reputable corporate image amongst developers. The Government of India is offering various incentives like fast track approval for Green building projects, which will definitely help developers commence and conclude projects within stipulated deadlines.

HVAC and Electrical
(Heating Ventilation, and Air Conditioning)

Today’s modern constructions employ HVAC (Heating, Ventilation and Air Conditioning) as functions that designate them as modern homes and buildings. Warmed or cooled or dehumidified air flows through a series of ducts that are distributed to all the rooms of a house. A central HVAC system is the quietest and convenient way to cool an entire home. HVAC Systems should consist of water cooled screw chillers with a high coefficient of performance and eco-friendly refrigerant. AHU’s, cooling towers, pumps; jet fans with variable frequency drives are modulated by centralized IBMS with the installation variable air volumes inside the designated areas. AHU’s are interlinked with Heat Recovery Units to reduce the cooling load on the chiller. For better IAQ, use of Demand Control Ventilation system with Co2 sensors is a must. The main objective is to reduce the electricity consumption of the building from the electricity grid, a fossil fuel based thermal power dominated grid and thus contributes to the reduction in emissions of pollutants including GHG emissions. The use of daylight and occupancy sensors for common area lighting and use of LED’s for energy conservation is an option that many are turning to.

LAKE RESTORATION

Assisting the government in redefining the lake front of Durgam Cheruvu.

Healthy lakes and their shores not only provide us with a number of environmental benefits but also influence quality of life and strengthen the economy. K Raheja Corp in partnership with TSIIC and GHMC commits to transform Hyderabad’s iconic Durgam Cheruvu Lake.

THE DURGAM CHERUVU MAKEOVER

The originally 15O-acre ‘secret lake’ has a fascinating history – it is said to have been built somewhere between 1518 and 1687 by the Qutb Shahi kings to supply water for the residents of the Golconda fort. In the words of historian Mohammed Safiullah, “The lake is geographically situated on a higher level than the Golconda fort area, and could serve the water needs of the fort. It was so reliable that even when the Mughals besieged Golconda for eight months, the entire water needs were met from this lake.”

With the endeavor to provide Hi-Tech City with a meaningful waterfront environment, this develooment was conceived in the year 2017, as a value addition of the lake and its surroundings along with the social uplift and urban rejuvenation.

It has been created keeping in mind the objectives as under:

  • To create a working and active waterfront development
  • To ensure the existing fabric of the area is unaltered
  • To protect and enhance the bio-diversity of the Lake and its surroundings
  • To adopt an ecologically sensitive low carbon footprint approach

Capitalizing on the existing flora and fauna, and the ancient rock formations; the lake is being transformed into a space that offers facilities for health and fitness, entertainment, adventure activities, and restoring its scenic beauty.

With this initiative, K Raheja Corp has come forward to assist the local bodies, in creating a more equitable environment, through a phase-wise plan to revamp the lake.

WORKER WELFARE

Medical care facilities and a mobile crèche with requisite facilities are provided at all construction sites for the workers. The education of workers’ kids along with their health, sanitation and a meal, are all taken care of by the K Raheja Corp.

K Raheja Corp, in their constant endeavour to enhance the lives of people, has collaborated with Mumbai Mobile Creches (MMC) to run three day care centres at the Group’s construction sites in Airoli, Juinagar, and Chandivali. MMC is a 45-year-old not for profit that runs a day care centre at the construction sites to provide a secure and healthy environment to the children of site-workers. MMC also encourages parents to enroll their children in school for education. To support this noble cause, K Raheja Corp has been supporting MMC by providing infrastructure as well as the operation cost for all three centres. This initiative benefits around 150 students and their parents.

This cause has exposed the children of the site-workers to a plethora of opportunities enabling them to be on par with the privileged. Moreover, MMC has enabled house-wives to step out and take jobs and support their families without worrying about leaving their children in an unsecure environment. To further ease the mothers’ apprehensions, K Raheja Corp has ensured that the center is built adjacent to the construction site so they can visit their children or breastfeed the infants.

TRAINING AND SKILLING

And at K Raheja Corp, through our training and skilling programs, we focus a large part of our energies on the ladies, from the marginalized communities. With the endeavor to make them self-supported and independent, we undertake workshops in areas which allow them an entry into the organized workforce.

Apparel training center, Andhra Pradesh

A K Raheja Corp initiative, this center trains women from remote villages in various skills complementing the apparel industry. These empower them to become financially independent and have a secure life in the future. A holistic training center with qualified faculties make for a comprehensive 45 days training program, followed by a 15 days on the job training, post placements. Focusing on the heavy demand from the apparel industry in the Hindupur area, where the skilling center is set up, training is focused on the same. An in-depth and intensive training program covers the following:

  • Machine operations and workplace awareness
  • Soft skills and life-skills
  • Paper exercises practice to get machine control
  • Stitching activities using machine and hand
  • Ensure product quality and finishing through intensive training of skill
  • Maintenance of work area, tools and machines
  • Maintain health, safety and security at workplace
  • Comply with industry, regulatory and organizational requirements

On completion of successful training, assessment is conducted basis learning outcome which are graded. On successful completion each trainee is given a course completion certificate which enables them to get employed, through campus recruitments which allow them to become part of the larger organized workforce. It also allows them to avail of loan for self-employment set up.

Women Skill Training Program in partnership with NGO – Save the Children

In continuing our commitment to improve lives of the women-force, K Raheja Corp has joined hands with NGO Save The Children to provide training and skill support to young disadvantaged women from the Navi Mumbai area, Mumbai Metropolitan Region. The project aims to impart life skills and employability, while bringing a shift from vulnerability to empowerment.

The project has seen the setting up of a skill training center in Sanpada village of Navi Mumbai area. Extensive mobilization exercises in the nearby slum areas leads to identifying women who are both in need and committed and want to bring a positive change in their lives. The program addressing requirements in facility management and beauty and wellness, is seeing successful performers emerge and being placed in reputed organizations, drawing starting salaries from Rs. 10000 upwards. For these women, who didn’t ever envisage a life beyond that of a house-help, their entry into the organized sector is empowering for their own selves, along with being a huge support to their families.

Teaching Tree

A K Raheja Corp initiative that empowers marginalized children with a better future, through quality education.

Teaching Tree is a K Raheja Corp initiative founded on the premise that education is an investment and serves as the most powerful weapon that can transform our world for the better. As the name suggests, the initiative aims at providing quality education to children of daily wage earners belonging to very low-income groups, to lead a meaningful and dignified life in the future. The initiative was launched with a credible partner NGO – Teach For India; and over a period of time, has expanded to include ore NGO’s who have undertaken noteworthy contribution in the field of education.

Along with the NGO partners, K Raheja Corp empowers the teachers of these schools with better training and exposure to technology. The teachers in turn have an improved impact on the children. Mindspace also galvanizes non-monetary support of employees as well as clients comprising large MNC’s. Through initiatives like the book collection drive, old computer collection drives and art exhibitions where the kids display their innate talent in the space of art within Mindspace. Employees have pledged their time to teach these children in their school. Mindspace, with its strong financial resources along with Teaching Tree’s commitment to this initiative, has achieved noteworthy success by impacting the lives of thousands of children and the Company remains committed to growing these numbers.

The Teaching Tree: Book Donation Drive

The book donation drives resulted in setting up of six libraries in schools for these students.

Year 2016: Kick-starting its very first community–engagement initiative for Teaching Tree was the Book Donation Drive. From previously-read story books to notebooks, this drive welcomed books of all kinds for these young impressionable minds. To ensure responsiveness to the initiative, the children were given an opportunity to address the audience at Mindspace through an extremely heart-warming letter, giving the audience a peek into their lives, their needs, and their requirements, along with the support they need. To ensure ease of purchase of books, Group Company, Crossword Bookstores associated with the event and were present on-ground, offering books at a discounted rate to those who wished to buy fresh books for these discerning students. Employees of K Raheja Corp and our Clients at Mindspace, opened their hearts and shared books.

Year 2017: Book Donation Drive

Year 2017: The outstanding response during the first leg of Teaching Tree’s – Book Donation Drive, encouraged Mindspace to host it once again in June 2017. The collection drive which opened itself to already read books, new story books and notebooks was a community engagement program which saw participation from Clients working out of the Mindspace Business Park as well as employees of K Raheja Corp. Books collected were handed over to the NGO Teach for India, who utilized them to set up new libraries and re-furbish old ones in schools that need the assistance.

A live tree shaped book-rack replicating the Teaching Tree symbol in full bloom with the collected books was unveiled in the presence of talented actress Bhanu Sri. For the children, it was a pleasure to receive a mix of interesting books and they were especially excited about the story books. The two week drive saw whole-hearted support from the people of Hyderabad and the employees of Mindspace Business Park.

Employee volunteers

Employees are encouraged to volunteer with the students. They can teach, sing, dance, help them with a difficult subject or simply sit and engage with them in an interesting conversation. The employees have come forward to dedicatedly give time to teach these kids at their respective schools, guiding and mentoring them towards a meaningful life.

The huge participation of employees in this CSR initiative is driven by the unique HR policy of K Raheja Corp that actually pays employees who dedicate a few hours of their official work time.

Teaching Tree carnival

The Teaching Tree Carnival is an annual affaire, and yet another extension of K Raheja Corp’s CSR initiative ‘Teaching Tree’. The Carnival, which has already seen 2 successful legs, is one of the most looked forward to event by students and employees of the business park.

The first quarter of the calendar year, sees the Central Recreation Garden of Mindspace at Madhapur (Hyderabad) convert itself into a Carnival in the true sense. A stunning display of handmade artifacts, both craft & art, created by the students don the garden. A delightful display charms the 80,000+ employees of Mindspace and the public. The Carnival symbolizes new beginnings for marginalized students, giving them a chance to showcase their innate talent, which very often goes unnoticed because of their impoverished circumstances. This Carnival served as an eye-opener to other corporates to lend their unflinching support for deserving students.

NUTRITION PROGRAMS FOR CHILDREN

Small acts when multiplied by millions of people can transform the world!

And we make the start here through nutrition programs for children from NGO Save The Children. The Company supports the nutrition-needs of differently abled students from the Special Care Center at their premises in Bandra Kurla Complex, Mumbai. The Special Care Centre is a school for the hearing impaired and intellectually disabled children. These children come from one of the most underprivileged and vulnerable areas of Mumbai and nothing brings bigger joy than to see their happy faces, after a satisfying meal!
